What does it mean to have an individual Lease?
Do you have a roommate matching?
Yes! We offer roommate matching. On the application you will answer a set of questions and add any additional information that you desire in a roommate.
How do I pay rent?
At The Rocks, we offer convenient payments through your Resident Portal. If you choose to pay with a credit or debit card there is a convenience fee, however if you pay rent with an Echeck, there will be no additional fee. We will accept certified funds (cashier’s check or money order) in our office. You can also set up automatic payments through your Resident Portal. Please note this will always draw from your account on the 2nd of each month.
When is rent due?
Rent is due on the first of each month and late fees will be charged on the 4th of each month. Late fee is $50.
What utilities are included in the rent?
The Rocks includes internet and trash services.
What utilities will I pay?
Utilities will be paid through a third-party vender, Simple Bills. Residents are responsible for Water, Sewer, Gas, and Electric. Sewer is billed quarterly. Utilities will be divided equally between roommates and each roommate will pay through the portal separately. If your roommate fails to pay their portion of utilities this will not affect the other roommates.
Do you allow pets?
Here at The Rocks, we are pet friendly! Pet Fee: $300 (one-time nonrefundable) and monthly fee of $25. Please contact the office (517.679.4011 or therocks@assetliving.com) for additional details.
What if I need to break my lease?
At the Rocks, we do not offer a lease break/buy-out option. This means you will be responsible for your space (rent and utilities) for the entirety of your lease. However, we do offer an option to Relet your space. Reletting is a process that includes a one-time fee and finding someone to take over your space/lease. Please contact the office for more details.
What is included in your home?
Our homes are fully furnished. Living space includes bar stools, couch, chair, coffee table, side table, and entertainment stand. Bedrooms include a full-sized bed frame with mattress, 4 drawer dresser, night stand, desk and chair. Kitchen includes stove/oven, microwave, dishwasher, garbage disposal, pantry (select apartments), and full-sized washer/dryer. All you need to bring are your clothes, toiletries, kitchen wares and food!
Apartments cannot come unfurnished. If you wish to remove any furniture, it will be stored at your expense.
What amenities are offered at The Rocks?
24/7 access to Club house, Gym, printing, study rooms, and full-size kitchen for entertainment. In addition, we have outdoor space that includes a grilling station, buffet table and firepit. To access amenities, we require a one-time payment of $49 due at move-in.
Do we require Renter’s Insurance?
Yes, we require renter’s insurance. You can provide your own policy or you can opt into our Insurance Waiver Program, $17.95 per month. Please call (517.679.4011 or therocks@assetliving.com) the office to learn more about providing your own policy or our Insurance Waiver Program.
How do I submit a maintenance request?
Submitting a maintenance request can be done multiple ways! Stop by the office, call us or submit your own request through your Resident Portal. Please include photos and be as detailed as possible.
Am I allowed to bring a vehicle?
Parking is limited and you must preregister for a parking spot. Once all parking spaces are full, we will no longer allow registration. We offer covered ($35 per month) and uncovered ($15 per month).
Don’t have a vehicle?
No worries! We provide a bus pass (treat as CASH) each semester for your convenience. Busses (25 and 26) run every 15min to 30min. If your buss pass is loss/stolen, there is a $50 charge for a new pass.
What is a Guarantor? Do I need one?
A Guarantor is someone who will take financial responsibility, if the primary/resident fails to pay rent. Guarantor’s will be screened for Credit, Criminal, and Income Verification. Residents with a Guarantor will be screened for Criminal and Income.
If you wish to move forward without a Guarantor; you will have a couple options to qualify. 1) Self-qualifying by providing proof of income (at least 3x the rent gross monthly). 2) If you do not make 3x rental rate gross per month, the Guarantor Waiver Program could be the option for you. The Guarantor Waiver Program requires a one-time fee of ½ amount of rent (due at move-in) and a monthly fee of $15.
To self-qualify without a Guarantor, you will be screened for Credit, Criminal and Income.
